The Maintenance Manual, or more formally the Operations and Maintenance (O & M) Manual, is the reference document required by building managers or facility managers to help them control the ongoing upkeep of a structure or building. It will usually contain information about the personnel responsible for individual maintenance tasks, contact arrangements including emergency callout information and information about plant and machinery associated with the structure. This information may be in the form of manufacturers' datasheets and maintenance manuals, or summaries of these. In a well-constructed and maintained document, the user should be able to source any information about the maintenance of the building from one central place.

The Health & Safety File is NOT the O&M Manual, all the health & safety issues involved must not become 'hidden' in the maintenance detail.
