Construction Phase

The construction phase is the part of the project when construction work takes place, including on-site preparations and any demolition. The construction phase ends when the construction work on the project ends. Fitting out or commissioning, whether carried out by the contractor of the client, is included in the construction phase. Where clients directly manage this work, they assume the role of principal contractor.

Phased Handovers

Where a project is split into a phased construction, the construction phase lasts until the last structure is complete. The phases must be detailed in the construction phase plan if necessary so that all parties are aware of when each phase is.

Snagging

Snagging normally forms part of the construction phase. Remedial work and repairs after the construction phase has finished should be treated as separate projects. These are separately notifiable as appropriate.

Practical End

The practical end of a project, sometimes referred to as the substantial completion, is where the majority of the works is complete. This is often after the construction end date and can be several weeks after.
